We check out every aspect of the property beforehand which means that we get the deal done without clients ‘falling out of bed’. In fact our average fall out rate for clients is less than 2%. We attribute this to the strength of our relationship with our clients and our airtight qualification process.

We subject each and every property we consider to our 89 Point Due Diligence Checklist. This consists of a series of questions about the property and the area to ensure all the fundamentals are met. We provide our clients with this document to facilitate the sales process so that they can invest with confidence.

How the process works

  • First, you provide us with a schedule of plots. Once received, we will normally come back to you within four hours with a clear picture as to what we can do in terms of structure, number of plots and make you an offer.
  • Second, once you’ve accepted our offer we will discuss the exact terms. We will provide you with a written heads of terms so that both sides are 100% clear on all the elements of the deal. Then we will instruct a RICS valuation on one or more indicative plots.
  • Third, reservation. Once we get the valuation back and we are happy to proceed we’ll forward you a non-refundable reservation fee for all plots.
  • Lastly, we launch the development to over 15,000 of our ‘raving fans!’. It’s a customised campaign, written by our in-house marketing team and launched through our own internal network of media using a mixture of SMS, email and personal phone calls to alert over 15,000 qualified investors.

    Important note: we only market your property to our subscribers. We don’t use third party websites or email facilities which means we choose who sees the property and when. We don’t waste your time or ours - we only deal with people who are serious about investing, meaning we can offer you a sales process with mechanical precision and clear your plots quickly.


How the marketing campaign for your property will look…


The sales copy: We have professional copy writers in our marketing team and for each development we market, we write attention grabbing copy and headlines that grab attention and sell right off the page.

The headline: the most important part of any property launch, your headline will be crafted by our marketing team to pull the maximum amount of clickthrus from our email launch.

The copy: we research the development, the area and the region and craft intriguing, winning copy that gets our investors picking up the phone to talk to us. In fact, you wont find copy like ours anywhere else! We write unique stories about each development and emphasise the benefits that investors are really looking for.

Call to action: recipients can click through to read more or request a call from one of the team.

Ezytrac: every single launch we send out also introduces the recipient to Ezytrac our online portfolio management software that was developed by us for the exclusive use of our clients. Normally we will sell all plots within two weeks, but this is dependent upon the structure of the deal as well as the number of plots. Obviously the larger the number, the longer the estimated time — sometimes up to six weeks for a large number. The exception is of course if we conduct a phased launch over a given time period which we can work out together.

In some cases we will select individual clients to sell to immediately and bypass the launch process meaning we can clear certain plots within 24 hours of making a call.

  • We give you the buyers details: as soon as we have confirmed which clients will be purchasing your property we’ll send the names over to the nominated person in your organisation. You are then free to issue contracts directly to the clients.
  • One Broker and Solicitor for the whole development: we select just one mortgage broker and one solicitor for all our clients’ plots on a development. This makes getting to completion more efficient - we don’t waste time since there is just one phone call to make to get an update. Our close relationships with our preferred brokers and solicitors mean that we can push our clients and your properties, as a priority and get them through in the minimum amount of time.

    Occasionally due to special circumstances e.g. when the client is an overseas buyer we may use a different, specialist broker or solicitor for their reserved plot.
  • Monitor progress in real time every step of the way. With every client we introduce to your properties we’ll give you or a nominated individual the ability to login to our online process tracking system where you can see things as they happen. Our mortgage brokers, solicitors and aftercare team login and update our admin system directly which means you have a one stop shop for up to the minute information.
  • Normally all updates will be made before 11am every morning so you’ll see all the important information as we see it.
