Our goal is to build strong, ongoing relationships with a select group of developers and feel that your product matches our investor’s needs and will benefit their portfolios.
Our overriding philosophy is that building a close working relationship is mutually beneficial… You can provide us with a constant supply of quality property and we can guarantee sales for your off plan and new build property.
Rather than have hundreds of different developers on our books, we prefer to work with the same ones, only more often. It gives us both a greater level of certainty.
So, what kind of property are we looking for?
We are happy to take any style of property as long as the RICS valuation for both the value and the rent “stacks up” to our criteria. The developers that we have worked with in the past have provided stock to YPC Property for a number of reasons.
We can help you to:
- Meet sales targets such as end of quarters, end of financial year or to meet specific sales targets
- Secure regular sales of stock at a pre-set level each month of quarter, (i.e. £2 million per month at 10% under market value
- Clear units of off plan stock that needs to be sold prior to an official launch or to boost launch numbers immediately after the launch.
- Sell those ‘last few’ stock units that are approaching or have reached completion
- In special cases we can secure sales for entire blocks of off-plan stock.
For smaller developers we can help you make those initial sales you need to secure funding. We can even help you get the ball rolling by either introducing you to our bank managers or meeting with yours.
Ideally we like our property in batches of one to ten units and normally we’ll be able to confirm buyer details within 3-7 days of our launch. In some cases though we’ll accept up to 30 units.
